Anyway, there doesn’t necessarily need to be a lot to a living room renovation. Sometimes a couple of gallons of paint will be the biggest difference maker of all. As renovation contractors, we are always on the lookout for opportunities to work with what’s already there as much as possible. It’s great when we can make a big impact with a limited scope of required construction (and a limited budget!).
This particular renovation included new electrical (replacing the ‘knob and tube’, providing better lighting, more receptacles and bringing everything up to code). We refinished the floors, patched & painted, swapped out the extremely interesting but downright dangerous antique electric fireplace and mantle for a more modern (but second hand and well priced!) one, added new cellular blinds and Italian hand-blown glass sconces, and more or less called it a day there.
Relatively quick and painless. Still transformational.
Living area renovations can get a bit more involved when layouts are changing. Making an area ‘open-concept’ for example, is generally going to require some degree of relocation of mechanicals like electrical, ductwork, plumbing etc. It also might involve some structural reinforcement, if load bearing walls are being removed. Ultimately though, you’re usually just shooting for a nicely trimmed and well painted box more or less. A blank canvas in which to create your ideal space. Built-ins optional.
So this dining room renovation was carried out in conjunction with the ‘before and after’ living room renovation above. Hey, that’s probably why we ‘coincidentally’ have pictures for both!
Again, this reno involved some new electrical, the refinished floors, new blind, patching, and lots of careful painting around all that trim. All that trim…
The new chandelier I see is still zip-tied up and out of the way at the time this ‘after’ pic was taken. It looked better after it was lowered to the proper height over the table. Oh well.
Easy. Transformational.
